S+L was asked to test the capacity of a site on Albany Street in Boston to accommodate a mixed-use development, containing approximately 265 residential units, 30,000 sf of office/R&D space, 9,000 sf of retail se, and 300 parking spaces in an above-grade garage, for a total square footage of 462,000 sf including 123,000 sf of parking.
This project will be undertaken in two phases.
In Phase 1, two mid-rise residential structures are proposed along Albany Street and incorporating groundfloor retail, in addition to five levels of structured parking.
In Phase 2, two additional buildings are proposed, one of which would be a six-story loft-style residential building and the second of which a mixed-use tower. A key element of the overall Project design is the new internal street, envisioned to be similar to a European street accommodating both vehicles and pedestrians.
